Newmark cites that industry Student Housing capital markets transaction volumes surged 58% in the U.S. in 2024, with particularly strong growth in the second half of the year1. The exceptional performance of the student housing sector is believed to be fueled largely by rapid enrollment growth at top-tier universities, leading investors to increasingly target these high-demand areas.
